What You Get Back
A trade-by-trade breakdown covering every package from demolition through to external works and landscaping. Each trade includes quantities, rates and totals with materials, labour and plant separated so you can see where every dollar sits. You also receive a complete set of marked-up drawings so there is no ambiguity about what has been measured and what has not.
If you have preferred subcontractor rates or supplier pricing, send them across with the drawings and we will apply those instead of market rates. We also provide sample report PDFs so you can see exactly what the deliverable looks like before you engage us.
The Tender Process
1. Send us the tender documents - architectural drawings, engineering documentation, specifications and any addenda. Send whatever you have and we will review it.
2. Fixed-fee proposal - we confirm scope, fee and turnaround time before starting. No surprises.
3. We measure and price - using CostX, every item is taken off the drawings and priced to current Melbourne market rates.
4. Estimate delivered with walkthrough - you receive the Excel spreadsheet and marked-up drawings. We talk you through the numbers, explain assumptions and flag where risk sits.
5. Tender support - if a subcontractor price comes back different from our allowance, call us. We help you reconcile it before you submit.
Standard turnaround is 5 working days from receiving all documentation. If your tender closes inside that window, tell us upfront and we will confirm within 24 hours whether we can meet the deadline. We will not take on a job we cannot deliver on time.
