What You Receive
Every estimate is exported from CostX as a fully editable Excel spreadsheet with a complete set of marked-up drawings showing exactly what has been measured. The spreadsheet includes a full trade-by-trade or elemental breakdown with quantities, rates and totals for every item. You can drop in your own subcontractor pricing, adjust allowances, and present it to your client in whatever format suits your business. If you have preferred subcontractor rates or supplier pricing, send them across with the drawings and we will apply those instead of market rates. We don't hand over a locked PDF and walk away.
Our Estimating Process
1. Send us your drawings - email your architectural drawings, engineering documentation, specifications and project brief. Send whatever you have and we will tell you if anything is missing.
2. Fixed-fee proposal - we review the documentation and provide a fixed-fee proposal with a confirmed turnaround time. No surprises on cost or delivery.
3. We measure and price - using CostX, we measure every item from the drawings and price each trade using current Melbourne subcontractor and supplier rates.
4. Estimate delivered with walkthrough - you receive the Excel spreadsheet and marked-up drawings if required via Bluebeam. We walk you through the numbers, explain our assumptions, and flag where risk sits.
5. Ongoing support - if a subcontractor price comes back different from our allowance, call us. The job is not finished when the spreadsheet lands in your inbox. It is finished when you are confident enough to submit your tender.
Types of Estimates
Preliminary Estimates
For early-stage projects where full documentation is not yet available. We work from DA drawings, concept sketches, or partially documented designs to give you a budget range for feasibility testing. Assumptions are clearly stated so you know where the numbers are firm and where they carry risk.
Detailed Estimates (Trade Breakdowns)
For projects with full architectural and engineering documentation. Every trade is measured and priced with current Melbourne rates. Materials, labour, plant and ancillaries are broken out separately.
Elemental Estimates
Structured by building element including substructure, superstructure, finishes, services and external works. Useful for comparing costs across different design options or building types. Standard turnaround is 5 working days from receiving all documentation. Smaller projects can be faster.
