Cost Planning
We provide cost advice at every stage of design. From an initial budget estimate at concept stage through to a detailed cost plan at tender documentation. We produce elemental cost plans that break the project down by substructure, superstructure, finishes, services and external works so you can see where the money sits and where the options are.
Bills of Quantities
Measured to ANZSMM 2022, structured for competitive tendering and contract administration. The BOQ is your tool for comparing contractor bids on a like-for-like basis, controlling variations during construction, and maintaining financial transparency. Delivered as an editable Excel spreadsheet exported from CostX with marked-up drawings.
Progress Claim Assessment
We review contractor progress claims against actual work completed on site. That includes checking retention calculations, verifying that claimed amounts align with the contract and providing recommendations on what to certify. All progress claim assessments are completed remotely via desktop review of project documentation. Where a site inspection is required, we engage trusted third-party professionals to attend on our behalf.
Variation Management and Final Accounts
Variation Management
We assess every variation against the contract and original scope. We check whether the variation is valid, whether the pricing is fair, and whether it was instructed properly. You get an independent view on what is reasonable before you approve anything.
Final Account
We prepare and negotiate the final account at project completion, reconciling all variations, provisional sums, prime cost items and adjustments against the original contract sum. This closes the project out commercially so there are no loose ends.
Lender and Bank Reporting
We prepare initial financiers reports, cost-to-complete assessments, and progress claim reviews in formats that major Australian lenders accept. If your bank or financier has a specific reporting template, we work to their requirements. Our assessments are completed remotely via desktop review of project documentation. If a site inspection is required, we engage trusted third-party professionals to attend on our behalf.
Cost-to-Complete Reporting
Ongoing reporting that shows you where you stand against budget at any point during the build. Committed costs, forecast final cost, and early warnings on trades trending over. Particularly valuable on townhouse developments and multi-unit projects where small overruns compound quickly.
